Renovation company in Annecy.

An apartment in a co-owned building, a building in the old town, a village house or a hillside house: in Annecy, a renovation starts with the rules that apply at the address, then with the order of the works. From our office at 2 rue des Glières, we design the project and we carry it out, from demolition to painting, under a single contract.

A renovation company that designs what it builds

Atelier NovAlp is a general contractor: our company covers every trade in your renovation, and each one is carried out by our salaried craftsmen in that trade — mason, plasterboard fitter, painter, joiner, plumber, electrician, tiler. The design is done in-house, by our architect and our draughtsmen, who draw exactly what the team will then build.

For you, it comes down to three things: a single contract and a single point of contact, a price drawn up trade by trade for every trade, and a schedule that depends on no other company. We meet you at the office at 2 rue des Glières or at your home; our head office is in Aix-les-Bains. The trade-by-trade detail is on the our craftsmen page, and what a single contract changes on the general building contractor page.

Renovating an apartment in Annecy: co-ownership, managing agent, structure

Most apartments in Annecy are in co-owned buildings, from the old buildings in the centre to the 1960s to 1980s residences of Novel, Les Balmettes or Bonlieu. Inside your unit, you can reorganise the rooms and redo the kitchen, bathroom, floors and electrics without a vote of the general meeting. A vote, by the majority of Article 25, becomes necessary as soon as the works affect the common parts or the external appearance of the building: an opening in a load-bearing wall, work on a shared water or waste stack, windows of a different design, enclosing a balcony.

Before the vote, we prepare the file attached to the notice of meeting: plans, a description of the works and, for an opening in a load-bearing wall, the sizing of the structural support. Before work starts, we agree with the managing agent on site access, the hours set by the co-ownership rules, use of the lift, protection of the common parts and the route for removing rubble.

In the 1960s to 1980s residences, two issues come up almost every time: original services that need to be completely renewed, and weak insulation, dating from before or around the first thermal regulations of 1974. An asbestos survey before works is mandatory when the building's planning permit was issued before 1 July 1997; if asbestos-containing materials have to be removed, the law reserves this removal for a certified company, which steps in before our works begin.

Old town and historic districts: renovating within the remarkable heritage site

The centre of Annecy is covered by the architectural and heritage enhancement area (AVAP) created on 16 December 2013, which has become a remarkable heritage site. It has four sectors: AV1, the old town; AV2, the 19th- and 20th-century extension; AV3, the lake shores; AV4, the foothills of the Semnoz. Its rules concern the external appearance of buildings: a purely interior renovation does not require planning permission there, whereas anything visible from the street goes through a prior declaration (déclaration préalable) and the approval of the ABF heritage architect.

In practice, for a home in this sector: windows in wood or painted metal, neither PVC nor white, fitted after removing the old frames; no roller shutters in the old town; no insulation boards on a stone or ornamented façade, but an insulating lime render or vapour-permeable interior insulation. The detail is on our pages window replacement in Annecy and external insulation in Annecy. The ABF opinion adds one month to processing: we build it into the schedule from the first meeting.

In old buildings, the renovation follows the structure: timber floors whose load-bearing capacity is checked before laying a screed or tiles, masonry walls that are not sealed behind an impermeable insulation, old paints that are tested for lead when the home was built before 1949.

Renovating a house in Annecy and the surrounding area

Outside the heritage site, it is the PLUi-HMB of Grand Annecy that applies: approved on 18 December 2025, it came into force on 12 March 2026 and replaces the former local plans of Annecy-le-Vieux, Cran-Gevrier, Meythet, Pringy and Seynod. A renovation that changes the appearance of the house — a façade in a different colour, a new opening, windows of a different design, external insulation — is declared at the town hall and designed according to the rules of your sector, available on the approved PLUi-HMB website.

Village houses in Annecy-le-Vieux or Pringy are often in old masonry: there we use insulation and renders that let water vapour escape. On the slopes of the Semnoz or the Parmelan, the renovation soon involves the roof, which carries the snow, and access to the site needs planning. By the lake, the Loi Littoral also applies as soon as an extension is considered.

When the house is rated E, F or G, part of the works can receive grants. To insulate walls, MaPrimeRénov' has since 1 January 2026 gone through the major renovation route: a gain of at least two classes and an independent Accompagnateur Rénov'. The Haute-Savoie Department tops up the grants of owner-occupiers when the energy gain reaches at least 35%. Certified RGE CertiRénov (no. CR-2026-73-0095), our company makes these works eligible: see energy renovation in Annecy.

The works, in the order we carry them out

Survey and inspections. Survey of the existing building, condition of the walls, floors and services, asbestos and lead diagnostics when the age of the building requires it.

Stripping out. We empty the rooms, remove partitions, linings and fittings, then take away the rubble — in a co-owned building, by the route agreed with the managing agent. See demolition and stripping out in Annecy.

Structural work. Openings, lintels, repairs and screeds: the structure is settled before anything else.

Services. Plumbing, electrics, heating and ventilation go in before the partitions are closed; a completely rewired electrical installation complies with the NF C 15-100 standard.

Insulation and plastering. Linings, partitions, ceilings, wall and loft insulation, with the insulation suited to the type of wall.

Joinery and finishes. Windows, doors, staircase and kitchen, then tiling, floors and painting. For kitchens and bathrooms: kitchen and bathroom renovation in Annecy.

Handover. We carry out the handover with you; we put right any snags, then you receive the as-built plans and the 10-year structural guarantee (garantie décennale) insurance certificate.

How much does a renovation in Annecy cost?

A renovation is priced trade by trade, after a visit: the floor area counts, but the condition of the services, the level of finish and access constraints make up most of the price. For a house in Savoie, our renovation price guide puts a full renovation at €800 to €1,500/m², and a heavy renovation, with structural work, at €1,500 to €2,500/m².

In Annecy, a few items weigh more: access and parking in the town centre, an upper floor with no lift, protection of the common parts, windows in wood or painted metal within the heritage site. Our quote is drawn up trade by trade and is valid for one month; if the works start later, prices may be updated according to the BT01 index, trade by trade. The VAT rate depends on the type of works: see VAT on renovation works and MaPrimeRénov’ 2026.

Your questions about a renovation in Annecy

Do I need the co-owners' approval to renovate an apartment in Annecy?
Not for works limited to the inside of your unit: reorganising the rooms, kitchen, bathroom, floors, electrics. A vote of the general meeting, by the majority of Article 25, is required as soon as the works affect the common parts or the external appearance of the building, for example an opening in a load-bearing wall or windows of a different design. We prepare the technical file attached to the notice of meeting.
Do I need planning permission to renovate in Annecy?
A purely interior renovation, with no change of use, does not need any, even within the remarkable heritage site. A prior declaration (déclaration préalable) is required as soon as the external appearance changes: windows, façade, roof, new opening. It takes one month to process, two when the ABF heritage architect is consulted. An extension or an added storey may require a building permit.
Who carries out the renovation works?
Our company, which covers all trades: demolition, masonry, plastering and insulation, joinery, plumbing, electrics, heating, tiling and painting. The only exception is imposed by law: the removal of asbestos-containing materials, reserved for a certified company, takes place before our works when the survey has found any.
How much does it cost to renovate a house or an apartment in Annecy?
The price depends mainly on the condition of the services, the level of finish and access constraints. For a house in Savoie, our price guide puts a full renovation at €800 to €1,500/m² and a heavy renovation with structural work at €1,500 to €2,500/m². We draw up a quote trade by trade, valid for one month, after a free visit.
Can an old apartment in the old town be insulated?
Yes, but rarely from the outside: on a stone or ornamented façade, the rules of the remarkable heritage site prohibit insulation boards. Insulation is then done from the inside with vapour-permeable materials, the roof and windows are dealt with, and an insulating lime render may be proposed for the façade, subject to the opinion of the ABF heritage architect.
