How a general contractor works

A general contractor signs a single contract and carries out the site with its own teams. With us, design is done under the same roof: the schedule depends on us alone.

01
Visit and survey
We visit the building or the plot, survey the existing structure and check the applicable rules: the local plan (PLUi) of Grand Annecy, Grand Chambéry or Grand Lac.
02
Design and price
Drawings, specification and a detailed price, trade by trade. The quote is valid for one month; beyond that, it may be updated according to the BT01 index, lot by lot.
03
Site run by our teams
Demolition, structural work, roof framing, joinery, plasterwork, plumbing, electrics, finishes: our employees sequence the trades according to a written schedule.
04
Handover
We inspect and accept the work with you, room by room. Snags are put right by those who did the work; you receive the project file and the 10-year structural insurance certificate (décennale).

One office draws and prices: the price of each lot is known from the preliminary design, before the drawing is fixed.

What is a general contractor for buildings?

A general contractor takes charge of an entire project — construction, renovation or extension — under a single contract, and carries it out with its own teams. You do not have to choose, contract and then line up the mason, the plumber, the electrician and the painter: one price, one schedule, one person responsible.

The term is often confused with two close neighbours. The main contractor (contractant général) also commits to a single contract, but may hand the execution to other firms. The project manager, in the classic sense, designs and runs the site without carrying out the works: you then sign with each firm. Atelier NovAlp brings the three roles together — design, site management, execution — within the same company.

Every trade, carried out by our salaried craftspeople

On a NovAlp site, it is our employees who do the work: demolition and strip-out, structural work and masonry, roof framing and roofing, interior and exterior joinery, plasterwork and insulation, plumbing, electrics and heating, tiling, flooring and painting. No part of the work is handed to another firm: the person who fits the partition has had the plan in their hands.

One single exception, imposed by law: removing materials containing asbestos is reserved for firms certified for that work. We build it into the site schedule.

The detail of each trade, and what each one does in practice, can be found on our craftspeople page.

What a single contract changes

With several firms, a delay by the plasterboard fitter pushes back the electrician, who pushes back the painter — and each one passes the responsibility to the one before. With a general contractor, the sequencing of the trades is our business: the schedule is written, kept by the same site management, and an interface problem is settled between our teams, not between your contracts.

On price, the quote is drawn up lot by lot and then totalled. It is valid for one month; if the site starts later, the update follows the BT01 building index, lot by lot, at the start date of each one. From signing, you know how the price may change.

The works are covered by our 10-year structural insurance (décennale), and the certificate is handed to you. For energy renovation, Atelier NovAlp is RGE CertiRénov certified (no. CR-2026-73-0095, issued by CERQUAL), a requirement for MaPrimeRénov' and CEE support.

General contractor for renovation or for new construction?

The same organisation serves both. In renovation, most of the work takes place within the existing building: survey, interior demolition, reworking of services, insulation, then finishes — this is our turnkey renovation. In construction, the project starts from the plot: setting out, foundations, structure, watertight shell, then finishing trades — see house construction.

In both cases, the design is done in-house, by our architect and our draughtspeople. From the first sketch, the drawing takes into account how our teams will build it and what that will cost.

A general contractor that also designs

Atelier NovAlp is a limited company (SARL) set up in late 2023 by Baptiste Guiliani, architect, and Lucas Sicot, works director. Its salaried craftspeople carry out the works; its design office draws and prices them.

We receive you at our head office, 198 avenue du Grand Port in Aix-les-Bains, or at the office at 2 rue des Glières in Annecy, and we travel to your site anywhere in Savoie and Haute-Savoie.

One person responsible

From the first survey to the clearing of snags, a single point of contact answers for price, deadline and quality.

A price lot by lot

The quote itemises each trade; the BT01 price-update clause is set out there in black and white.

No work handed to other firms

Our salaried craftspeople carry out every trade. Only asbestos removal, which the law reserves, goes to a certified firm.

Frequently asked questions — general contractor

The main contractor (contractant général) also commits to a single contract, one price and one deadline; it may hand all or part of the execution to other firms. At Atelier NovAlp, the execution stays with our employees. The details are on our main contractor (contractant général) page.
